Residential Roof Replacement

Complete tear-off and new roof systems for Central Valley homes — measured, permitted, and built as a system, not a patch.

Tenant-uploaded photography only. Hard-coded sample photos are not used here.

Many homes reach a point where repairs stop protecting the deck. A replacement starts with a satellite and on-roof measure, then a written scope: tear-off, deck repairs, underlayment, flashings, ventilation, and the field product you choose. We price the job ZIP and the actual squares — not a national average. Cost depends on squares, pitch, layers, access, deck condition, and the system you select.

Problems it solves

  • Granule loss and brittle shingles
  • Recurring leaks at valleys and walls
  • Two layers already on the deck
  • Insurance or sale requiring a new roof

Properties

  • Ranch and story-and-a-half homes
  • Tract and custom residences
  • ADUs and detached living space

Materials and systems

  • Architectural shingles
  • Designer / Designer shingle tier 3-class
  • Tile, metal, or low-slope membranes where the roof requires it

How we install

  • Measure and photograph
  • Written options and schedule
  • Permit and material staging
  • Tear-off, deck, install, walkthrough

What affects price

  • Squares and waste
  • Pitch and stories
  • Layers to remove
  • Decking and dry rot
  • Chosen manufacturer system

We do not publish a menu of exact prices. Cost depends on measure, materials, conditions, complexity, and final scope.

Benefits

  • One system, one warranty path
  • New flashings with the field
  • Documented scope for the file

Limits

  • We do not quote a firm price from a photo alone. Hidden deck damage is priced as a change order after the tear-off.

Questions

How long does a typical house take?

Most single-story architectural jobs finish in one to three crew days after materials arrive. Tile, steep, or two-story homes take longer.

Do you always tear off?

When the deck and layers allow a recover, we say so. Many Valley homes already have two layers and need a tear-off.
